Kingsley Roofing were engaged by Amey Defence Services to carry out the works required to both flat and pitched roofs.

Objectives

This project required the roof refurbishment of 76 properties in Shorncliffe, Folkestone. Kingsley Roofing were engaged by Amey Defence Services to carry out the works required to both flat and pitched roofs. We were responsible for all aspects of the works and site management including site mobilisation (welfare, plant, skips, compound area) health & safety, quality, resident liaison, deliveries and waste management.

The scope of works on this project was wide from demolition, extension, installation of new tiles, felt, batten and rainwater goods and necessary trims.

Solutions

Upon viewing the project, Kingsley commissioned an R&D asbestos survey and appointed a scaffolding company to prepare any necessary scaffold designs for the project. The completed Asbestos Survey report presumed asbestos in the chimney cowls and tests confirmed most of the cowls contained asbestos and a specialist company removed them.

The site was managed by our SMSTS trained Site Manager alongside our project dedicated Resident Liaison Officer who kept in touch with residents regarding expected start and finish dates, scaffold and access considerations, and any other individual considerations.

Prior to roof works starting, bat surveys were also undertaken by the main contractor at each property with some containing the bats. A bat licence was obtained from Natural England. We took action by engaging anecologist to join us on site, installed temporary bat boxes and used bat friendly felt and tiles.

The first phase of works at each property was to demolish the chimney. Once complete, the chimney scaffold was removed, so we could gain access to the roof.. The roof coverings (tiles, felt, batten) were then stripped and the finlock gutters removed. The rafter feet were extended.

Whist the roof was stripped we also inspected the existing insulation to check it met current regulations. 12 properties needed additional insulation which we installed. The fascia, soffit and rainwater goods were then installed, followed by the battens, felt and roof tiles. The flat roof properties followed a similar sequence to pitched - areas were stripped in sections the team were able to re-install single ply membrane and make water-tight within the working day.

The project was completed on time, in budget with no remedial works required.
